The difference between a lovely French holiday and a French home you actually use is often decided before you buy. When you buy your own holiday home in France, the romantic image matters - morning baguettes, a shady village square, long lunches and a market basket on the kitchen bench - but the condition of the property, its location and the buying structure matter just as much.
For Australian buyers, a second home in France can be an extraordinary base for European travel and a place to return to over many years. It can also become an expensive, long-distance building project if you underestimate renovation, local regulations or the practicalities of furnishing a house from the other side of the world. We have spent more than 28 years finding, restoring and equipping homes in France, and we believe the best purchase is one that lets you begin living the French life immediately.

The renovation trap from 16,000 kilometres away

Old French homes are irresistible. Their beams, limestone walls, tiled roofs and uneven staircases carry genuine character. But a property requiring "a little work" can mean a great deal more than a fresh coat of paint.
A renovation may involve roof repairs, drainage, insulation, heating and cooling, electrics, plumbing, structural questions, heritage restrictions and planning permissions. There is also the work of finding reliable trades, translating technical conversations, scheduling deliveries and making decisions when you cannot be on site. A television renovation program can make this seem charming. It is far less charming when a contractor is waiting for an answer and you are in Sydney, Melbourne or New York.
Costs can move quickly once walls are opened. So can timelines. Even buyers with the budget and appetite for a project need to accept that the home may not be ready for several seasons. If your purpose is to enjoy France now, rather than manage a construction site from abroad, a fully renovated home is often the wiser choice.
A true turnkey property is more than a renovated shell. It should have a functioning kitchen, quality bathrooms, dependable climate control where appropriate, laundry facilities, lighting, window coverings, furniture, household equipment and outdoor areas ready for use. You should be able to arrive, put your suitcase down and walk to dinner that evening.

Choose a village, not just a house

The most compelling French holiday homes are usually rooted in their surroundings. A beautiful house in an isolated location can be peaceful, but it asks more of you: driving for bread, relying on a car for every meal and facing a quieter experience outside the high season. For some buyers, that privacy is exactly the point. For others, walkability is the luxury they value most.
A heritage village puts daily France close at hand. You can wander to the boulangerie in the morning, pick up cheese at the market, have a glass of local wine without planning a drive home and invite guests to explore independently. It is an easier lifestyle, particularly if you intend to share the home with adult children, friends or visiting family.
Uzès, Chinon and Monpazier illustrate why location deserves as much attention as the home itself. Uzès brings Provençal light, lively markets and a polished village atmosphere. How easy is it to reach from the airport or train station? The answers will tell you more about long-term happiness than a dramatic view alone.

What to look for in a finished French home

When comparing properties, look past the number of bedrooms and the prettiness of the façade. Ask how the house works across the year. Southern France can be fiercely warm in summer, while older stone homes may feel cold and damp in winter without thoughtful renovation. Heating, cooling, insulation and ventilation are not glamorous details, but they shape every stay.
Check the practical layout too. Is there a proper kitchen for entertaining? Are bathrooms convenient for guests? Is there a laundry? What is the parking arrangement, particularly in a historic village? Does the outdoor space feel private and usable? A terrace that catches the afternoon sun and has room for a table can become the most-loved room in the house.
For a holiday home, furnishings should not be an afterthought. Buying furniture, linen, kitchenware and appliances in another country can consume weeks of a short visit. A furnished and equipped property removes that burden, while giving you a finished interior that suits the home rather than a collection of rushed purchases.

France has a well-established property buying process, with an accredited local notaire playing a central role in preparing and overseeing the legal transaction. The notaire is not simply a witness to a signature. Their work includes the formal legal checks, conveyancing process and registration of the sale.
Most buyers begin with an offer, followed by a preliminary sale agreement. There is generally a statutory cooling-off period for the buyer after signing, and the transaction then proceeds through the notaire's enquiries to completion. The exact timetable depends on the property and circumstances, but a remote purchase can be arranged securely when the paperwork, identity checks and funds transfer are handled properly.
Buyers should budget beyond the advertised sale price. Notaire fees and associated purchase costs are a material part of acquiring an existing French property. Currency movements between Australian dollars and euros can also affect the final cost, so it is sensible to obtain specialist financial and tax advice for your own circumstances before committing.
It is also worth separating lifestyle expectations from tax and residency questions. Owning a French home does not itself provide the right to live in France indefinitely. Australians should seek current professional advice on visas, tax residence, inheritance planning and the rules that apply to their planned pattern of stays. Clear advice before purchase is far preferable to assumptions afterwards.
